Your child’s safety is a top priority at McGill Ridge. The property has surveillance cameras, including thermal night vision, covering the parking lots, exterior buildings, hallways, lobbies, and service areas. These cameras feed into a live monitoring station, so if something triggers an alert, a real person is watching and can immediately contact the security company, fire department, or police as needed. Key fob access controls entry to the building, and the secured bike room and storage lockers are alarmed after hours for extra protection. McGill Ridge is designed so parents and tenants alike can feel confident they are somewhere safe.

Every applicant goes through a thorough screening process, so you can count on a building that is clean, quiet, and professional. We are selective about who we rent to because we care about the experience of everyone who lives here, giving parents confidence that their child is moving into a well-managed, respectful environment.
McGill Ridge has a management office on-site, open 8am to 4pm, Monday to Friday, with staff available on weekends for move-ins, move-outs, and showings. Beyond regular hours, a 24-hour emergency call line is staffed by a paid operator who dispatches on-call maintenance and operations team members as needed. Whether it is a security issue or a plumbing emergency, help is always just a phone call away, day or night.
Maintenance requests are submitted through our online tenant portal, with most handled within one business day by our own in-house maintenance team, so the same trusted staff are the ones entering your child’s home. When specialized work like electrical, plumbing, or HVAC requires an outside contractor, they’re always supervised and escorted by our team. Non-urgent items typically resolve within two to three days, and nothing lingers on our maintenance list.
McGill Ridge features new construction, with buildings ranging from just one to six years old. As the owner, builder, and operator all in one, our on-site team works directly for you, not a third-party property manager. Most buildings include in-house fitness rooms with a wide range of well-maintained equipment, kept clean through regular professional cleaning, and some buildings also feature outdoor fitness equipment and a ping pong table. Residents also enjoy outdoor barbecue areas for get-togethers. Best of all, McGill Ridge is located across the street from TRU and walking distance to groceries, restaurants, and coffee shops.
At McGill Ridge all of our tenancies are one-year fixed term leases. Since demand is high we do not hold units indefinitely. Once approved, applicants need to finalize their agreements quickly or we must move on to the next applicant in line to keep our process fair and efficient. Since most of our tenants are students, units are typically leased up in the spring, April, May, and June, with availability running out by mid-August. If you’re reading this outside of peak leasing season, reach out directly, availability can occasionally open up when a non-student resident moves out.
Hot water is included in rent, as is standard for most rental properties in BC. Electric heating through BC Hydro is a separate cost, typically ranging from $40 to $80 per month depending on the season and unit size. Internet is also billed separately, though residents have access to a bundled discount through Telus or Rogers.
All under graduate student tenants at McGill Ridge require a guarantor, typically a parent or guardian, who is legally tied to the rental agreement alongside their child. This isn’t just a formality, it also plays a role in the quality of the community here, since having a guarantor in place encourages accountability and responsible behavior. We have found this contributes to the professional, well-managed environment that residents and families count on.
